“Had a building inspection with Nick, and the report came back very quickly. The findings were thorough, I really appreciated the rough estimates on the remedial works - saved us from buying into a quite alarming property. I'd recommend!”

The Castlebridge difference
The report is a small cost.
The wrong assumption is not.
On a significant property purchase, a generic checklist cannot answer the questions that matter: What is the real exposure? What needs specialist advice? What should change your offer—or stop it?
Castlebridge combines building pathology, weathertightness and remediation experience to turn visible symptoms into clear, commercially useful advice.

A surveyor’s perspective
See beyond the finish.
Good architecture invites you to look.
A considered inspection helps you look closer.

Select a numbered point

Where the roof meets the wall.
A crisp roofline can draw the eye. The junctions deserve a closer look, too.
- What a surveyor checks
- The visible condition of roof-to-wall junctions and flashings, together with signs that warrant further investigation.
- Why it matters
- These connections are part of the building’s defence against external moisture. Appearance alone cannot establish how they perform.
Look at the connection.
The detail around a window can matter as much as the view through it.
- What a surveyor checks
- Accessible window-to-cladding junctions, visible flashings and the surrounding condition, with moisture investigation scoped where needed.
- Why it matters
- Windows interrupt the exterior envelope. A closer investigation may be needed to understand concerns that a visual inspection cannot resolve.
Follow the deck back to the house.
An inviting outdoor space also has important connections to the building.
- What a surveyor checks
- The visible deck-to-wall connection, adjacent cladding and accessible drainage details, within the agreed inspection scope.
- Why it matters
- The way an outdoor structure meets the house deserves attention when considering moisture risk and the need for specialist advice.
Check where the building meets the ground.
In a new build, the details at ground level are set during construction and are easiest to raise before handover.
- What a surveyor checks
- Visible cladding clearances, downpipes and the surrounding ground and drainage, within the agreed inspection scope.
- Why it matters
- Clearances and drainage help keep water away from the building. Raising a visible concern before handover gives your builder the chance to address it.
These are examples of inspection areas, not findings about a real property. Access and the agreed scope determine what can be inspected.

Ask about your propertyWhat does Castlebridge Surveys do?
Castlebridge Surveys provides independent building inspections, pre-purchase reports, new build inspections, weathertightness risk assessment, moisture testing and building surveying consultancy for residential and commercial property, including commercial buildings and multi-unit apartment due diligence. Nick Roberts, a Chartered Building Surveyor and registered NZIBS member, leads the service for property purchasers, owners and professionals in Auckland and Waikato.
Which building inspection should I choose?
For an existing home purchase, start with a pre-purchase inspection. For a new home nearing handover, discuss a new construction inspection. Water ingress concerns may need moisture testing or a weathertightness investigation. Complex defects, remediation and disputes may require surveying consultancy. Nick confirms the scope for your property.
Is a building report the same as a builder’s report?
Yes. Building report, builder’s report and pre-purchase inspection are common names for the same thing: an inspection of a property’s visible condition before you buy. Castlebridge reports are prepared by Nick Roberts, a Chartered Building Surveyor, with the scope agreed for your property.
Do you inspect new builds before handover?
Yes. A new construction inspection gives you an independent view of the accessible parts of a new home before handover or settlement, so you can raise visible defects and workmanship concerns with your builder or developer. Share the expected completion date when you enquire.
Can you test a house for moisture or leaks?
Yes. Moisture testing helps assess signs of water ingress, vulnerable cladding junctions and leaky-home risk. Nick explains what the readings can and can’t establish, and whether a more detailed weathertightness investigation is needed. Any invasive testing is agreed with the owner first.
How much does a building inspection cost?
Fees are quoted for each property. They depend on its size, age, construction and access, and on the scope you need, such as a pre-purchase inspection alone or with moisture testing. Share the address, building type, any specific concerns and your decision deadline, and Nick will confirm the inspection, fee and reporting timeframe before you book.
How long does a builder’s report take?
It depends on the property and the agreed scope. Tell Nick your conditional date or auction deadline when you enquire, and he’ll confirm when the inspection can take place and when your report will be ready before you book.
Which areas do you service?
Castlebridge primarily serves Auckland and Waikato, including Hamilton. Coverage includes North, East, South and West Auckland, including Franklin. Projects in Northland, Tauranga and the wider Bay of Plenty, Nelson, Canterbury, Otago and Central Otago are also considered by arrangement and subject to availability. Send Nick the property address to discuss your location and availability. Any travel fees are discussed upfront.
Do you work with overseas buyers and Active Investor Plus visa holders?
Yes. Nick provides independent pre-purchase inspections, new build inspections and moisture testing for overseas buyers purchasing in Auckland and Waikato, including Active Investor Plus visa holders. Discuss the property and deadline directly with Nick. Visa eligibility and overseas investment consent should be confirmed separately with your licensed immigration adviser and New Zealand lawyer.
Can a visual inspection identify every hidden defect?
A visual inspection reports on accessible parts of a building within the agreed scope. Concealed construction, restricted access and conditions at the time can limit findings. Where the evidence warrants it, Nick recommends further investigation rather than treating a visual inspection as a guarantee.
